At a glance
- Edmonton’s rising rents are seeing a reversal
After sharp rent increases in 2024, Edmonton is now experiencing year-over-year declines across nearly all rental types in 2025. The steepest drops were seen in 2-bedroom furnished units (-7.58%) and 1-bedroom furnished units (-6.72%). This shift suggests that Edmonton’s once-hot rental market is beginning to cool.
- Calgary rental market also cools compared to last year
Compared to July 2024, Calgary rents have declined across all unit types, with the steepest year-over-year drops in 2-bedroom furnished (-12.99%) and 1-bedroom furnished (-11.36%) units. This broad decline may reflect softening demand in Calgary’s rental market.
- Calgary’s cooldown is citywide – hitting all quadrants
From the City Centre to the outer quadrants, Calgary experienced widespread year-over-year rent declines in July. The Southeast saw the steepest drops, with 1-bedroom furnished units down (-19.01%) and 3-bedroom unfurnished units falling (-18.14%).
