Prior to renewing the lease, property inspections are conducted to ensure that the property is being maintained to the expected standard. Here's what you can expect regarding property inspections:

  1. Initial Inspection

    • The first inspection occurs at the time you move in or within 1 week before or after taking possession of the premises.
    • An electronic report will be provided to you.
  2. RenewalĀ Inspections

    • Generally, another inspection is conducted approximately 2 - 3 months before the end of your lease term.
    • You will be notified of this inspection via email.
    • These inspections are completed by you and submitted to us electronically.

During these inspections, we aim to:

  • Identify Maintenance Needs

    • Identify any routine maintenance requirements to address them promptly.
  • Medium to Long Term Improvements

    • Outline any medium to long-term improvements that may be required, such as new flooring or heating systems.
  • Property Care and Cleanliness

    • Check that the property is being well cared for and is kept clean and tidy.
  • Lease Rate Determination

    • Assist us in determining the lease rate for the new term of the tenancy.

Lease Renewals

Your lease agreement comes with a specified end date, and it's important to note that leases do not renew automatically. Here's what you can expect as your lease term approaches its end:

    • Normally, between 2 to 3 months before your lease end date, we will reach out to you and inquire about your intentions regarding lease renewal.
  2. Communication Method

    • You can notify us of your intent to renew or vacate through email to our staff or via the tenant portal.
  3. Confirmation of Notice

    • Ensure you receive a response confirming the receipt of your notice.
  4. Lease Renewal Offer

    • If you express your intention to renew the lease, we will subsequently offer you a lease renewal term.
  5. Non-Renewal Planning

    • If you inform us that you will not be renewing the lease, we will begin planning to advertise the property for new tenants and schedule a move-out inspection date/time toward the end of your lease term.
