Lease Execution and Renewals

Our lease agreement is reviewed and approved by our counsel. We operate in full compliance with the Residential Tenancies Act and Alberta Minimum Housing Standards. We execute all leases on your behalf and start our lease renewal process 90 days prior to lease expiry.

Our system is designed to ensure you as the property owner do not have to be involved in any of this process - we do it all for you!

 

Rent Collection

We believe that if you do not get paid - then we should not get paid either. We work to ensure you get paid on time, every time.

Our goal is to make sure you are paid each month when the property is occupied. Tenants are offered a variety of ways to pay rent - e-transfer, EFT, pre-authorized withdrawals, check, money order, in-person, etc. We offer these conveniences to help ensure that you get your money as quickly as possible each month.

  • We expect that tenants pay rent by the first day of each month. Our Accounting staff tracks our tenant payments on a daily basis to ensure we are prompt to respond to non-payments or NSF payments should they occur.
  • 99% of our tenants pay their rent each month. But should a tenant not pay their rent, we have fair but tight rent collection policies in place that comply with provincial law requirements.
