Welcome to the next step in securing your new home! Once you've received approval, you have a 24-hour window to sign your lease and make the security deposit.

Our leasing process is hassle-free and electronic. Expect your lease to be emailed for your electronic signature, and schedule a convenient time with your Property Manager to review it along with our procedures.

For payments, ensure your security deposit and initial rent are made using guaranteed funds like Interac, Bank Draft, or email transfer.

If the property was occupied during your application, it's important to note it's rented in an "AS-IS" cosmetic condition. After the previous tenant moves out, we perform a thorough walk-through to guarantee cleanliness and proper functionality. Unless specified in writing, we can't promise cosmetic upgrades.

During your move-in, we'll conduct a detailed Move-In Inspection together. This helps document any cosmetic deficiencies for your protection during move-out and identifies items needing repairs. Once submitted, we promptly process service requests for necessary repairs. Our standard make-ready ensures cleanliness and functionality but doesn't include major upgrades like painting or flooring replacement.

Understanding that cleanliness standards vary, we employ a professional cleaning service that aligns with our standards. If anything important is missed, we'll promptly arrange a touch-up. Keep in mind that some dust or dirt may accumulate between our cleaning and your move-in.

At Davies Property Management, we strive to accommodate your preferred move-in date. If the previous tenant leaves the property in good condition, back-to-back turnovers are usually smooth. However, if standards aren't met, we may need extra time for preparations. We apologize for any inconvenience and assure you we'll expedite the process as much as possible.

Upon completing the move-in condition report, we initiate service requests for any necessary repairs. For non-emergency issues, please refrain from calling; our Maintenance technicians will reach out to schedule repairs and maintenance work.
