Many people often ask me about how long it takes to lease an Edmonton rental property and what needs to be done before it can go on the rental market. There are a few things you can do to ensure you rent your house fast: 

  1. Set a competitive price: Research the market and set a price that is in line with similar properties in the area. Consider offering a move-in incentive or waiving the application fee to attract tenants.

  2. Advertise widely: Use online listing sites, social media, and local classified ads to promote your rental property. Make sure your ads include high-quality photos and a detailed description of the property's features.

  3. Make the property move-in ready: Make any necessary repairs, thoroughly clean the property, and stage it to make it look welcoming and comfortable.

  4. Be flexible with showings: Offer to show the property at a variety of times to accommodate the schedules of potential tenants.

  5. Screen tenants quickly: Once you have potential tenants interested in the property, screen them quickly to ensure they are a good fit for the property. Be sure to check their credit history, employment and income, and rental history.

  6. Be responsive: Respond to inquiries and requests from potential tenants promptly and professionally to show that you are serious about leasing your property.
