At a glance

  • Opposite furnished vs unfurnished trends in Calgary
    • Northeast Calgary saw the biggest drop in unfurnished one-bedroom rents (-7.00%) this month, with no increases for unfurnished units citywide. Meanwhile, furnished one-bedrooms in Calgary City Centre climbed (+3.58%), with no declines for furnished units anywhere in the city.
  • Southeast Edmonton emerges as a rental hotspot.
    • Average prices decreased for both furnished and unfurnished one-bedroom units across Edmonton this month. Average monthly rent prices for furnished one-bedroom units decreased (-0.22%) to $1,478/month, while prices for unfurnished one-bedroom units decreased by (-1.91%) to $1,353/month. Southeast Edmonton stands alone as prices have increased for all types of unfurnished units there this month.
  • Edmonton’s rent rises YoY, while Calgary sees a decline
    • In Edmonton, the average rent for an unfurnished one-bedroom unit increased by $92 YoY, reaching $1,353/month in March 2025, up from $1,261/month in March 2024. Meanwhile, Calgary saw a $111 decrease, with rents dropping from $1,664/month to $1,553/month over the same period.
