As of December 2025, Edmonton's rental market has shown stable demand, especially for single-family homes and well-maintained multi-unit properties. Vacancy rates have remained relatively low across key neighbourhoods, with increased tenant interest in long-term leases amid colder weather.
Key trends:
- Winter leasing activity remains steady due to job-related relocations and early planning for 2026
- Average rents have remained firm with minor increases in suburban areas
- Properties with recent renovations and strong maintenance records are leasing faster
As immigration picks up and interest rates remain steady, we anticipate moderate rent growth and reduced turnover in the first quarter of 2026.
