Our objective is to ensure your home is in optimal condition for your comfort. It's important to be aware that both Alberta law and your lease agreement outline the specific obligations and expectations regarding repairs in Alberta rental properties.

Here are the ways to request repairs:

  1. Please submit all non-emergency repair requests through your tenant portal.
  2. If you encounter difficulties with the online repair request process, you can contact your Property Manager or send us an email at admin@daviesmanagement.com
  3. In the event of an after-hours emergency, please call 780-484-2866

What is considered an emergency? 

Emergency requests should be reserved for situations where your health or safety is at risk or property damage is occurring. For instance, issues like no heat or hot water during winter are considered emergencies, while a lack of air conditioning in the summer is not classified as such. A leaking water heater is also an emergency, whereas a dripping faucet does not fall under this category.

Please be aware that, as per the terms outlined in your residential lease agreement, you are responsible for specific repair items at your own expense. Submitting a repair request for any of the items on the following list may result in you being billed for the repair cost.

  • Toilet backups
  • Slow draining sinks or tubs
  • Garbage disposal malfunction
  • Reset electrical breaker
  • Smoke / CO2 detector battery replacement
  • Pest control
  • Furnace filter replacements (to be done quarterly)

IMPORTANT

You are accountable for repairs or damages resulting from your negligence or improper use. In these instances, necessary repairs will be conducted, and you will incur charges for both labor and materials.
